Plans in for next Greengate regeneration phase

Plans have been lodged to build almost 700 build-to-rent apartments in a complex rising up to 32 storeys high at Embankment West next to the River Irwell in Salford.

Select Property Group, in collaboration with Ask Real Estate, has submitted an application for the proposed development of 694 properties, which form part of the Greengate regeneration scheme.

The complex, which would operate under Select’s Affinity Living brand, would be targeted at Manchester’s millennial market who want to rent either studios, one-bedroom, two-bedroom and three-bedroom apartments. It would be split into 12-, 25- and 32-storey levels.

As well as large lounge areas open to the public, the ground-floor plans would feature a private entertainment space that connects to an external landscaped area. The mezzanine level plans would include further private co-working spaces and a gym.

Meanwhile, the roof of level 13 would feature a garden, a media room, a yoga studio and private entertainment space, with level 33 offering a private dining room with views over the city.

The site sits on the northern bank of the River Irwell near Manchester’s Victoria Station and opposite Manchester Cathedral. Embankment West forms part of Salford Council’s Greengate regeneration scheme, which involves the creation of more than 3 million sq ft of residential, retail and commercial space.

This represents Select’s second development in the quarter, with its CitySuites scheme due for completion in December 2016.

Select chief executive Mark Stott said: “With such a prominent location within this important regeneration initiative, Affinity Living residents will undoubtedly benefit from the vibrancy of this area as it continues to develop and evolve.

“Similarly we want our residents to inject diversity and personality into the area and so have designed the building to actively encourage interaction with the local community.”

Select is working with Network Rail and Ask Real Estate to ensure that the scheme complements the adjoining new developments, including Network Rail’s £44m transformation of Victoria Station.

Ask Real Estate managing director John Hughes said: “We are delighted to be working with Select on Embankment West as their proposals really complement the grade A 101 Embankment office building we have under construction which will complete in July.

“Together with the CitySuites building, this will fundamentally transform the outlook from Manchester Cathedral and Harvey Nichols over the site.”

If planning permission is granted, it is anticipated that work would start in July 2016 with a view to completing in December 2019.
